Yard Drainage

Drainage & Stormwater Solutions in Kodak & East Tennessee

Standing water, soggy low spots, downspout runoff, and water creeping toward the foundation are all signs the yard is not moving water the way it should. Chris looks at the property and recommends the right fix for what is actually happening — there is no single answer that solves every drainage problem. You deal with the person who will do the work, and the recommendation comes from seeing your yard, not a brochure.

Common drainage problems and how they are approached

Standing water and soggy low spots

A low spot with no way out turns into a puddle after every rain and stays soggy for days. On heavy clay that will not drain on its own, the water has nowhere to go. The fix depends on the shape of the yard and where the water is collecting.

Downspout runoff

A downspout that dumps roof water at the base of the house floods one corner of the yard every storm. Rerouting that water away from the foundation and into a drain or bed is often the single biggest improvement a yard can get.

Storm runoff across the property

Water that sheets across the yard during a downpour carves channels and dumps mulch into the lawn. The right fix slows it down, spreads it out, and gives it a path off the property instead of letting it pool.

Water heading toward the foundation

This one is worth catching before it becomes a basement or crawl space problem. If the grade funnels water toward the house or a downspout dumps it at the wall, the fix usually involves redirecting the water and adjusting the grade. Chris recommends the right approach after seeing the property.

The right fix depends on the property: common solutions include French drains, downspout routing, surface drains, regrading a low spot, or a combination of these. Chris describes the options in general terms and recommends the one that fits your yard after seeing where the water is coming from, where it is pooling, and where it needs to go.

East Tennessee's hills make drainage unpredictable. Two houses on the same street can have opposite problems because of how the grade falls, and a fix that works on a flat lot in Knoxville may do nothing for a slope in Sevierville. That is why Chris does not quote a drainage fix over the phone — he walks the property, watches where the water goes, and recommends the solution that fits what is actually happening.

Drainage and irrigation often overlap: a soggy spot can be a drainage problem or a weeping sprinkler valve. If the wet spot shows up even when the system has not run, see the Sprinkler Troubleshooter first to rule out a valve or line issue before treating it as drainage.

Drainage questions

What causes standing water and soggy spots in my yard?

Common causes include a low spot with no outlet, compacted clay soil that will not drain, a downspout dumping roof water in one place, or water naturally flowing toward the foundation. Chris looks at the property to recommend the right fix.

How do you stop downspout runoff from flooding the yard?

Downspouts that dump water at the base of the house are a frequent culprit. Chris can route the downspout water away from the foundation and into a bed or drain so it is not pooling at the corner of the yard.

What if water is heading toward my foundation?

That is worth addressing before it becomes a basement or crawl space problem. Chris assesses where the water is coming from and recommends the right fix after seeing the grade and the runoff paths on your property.

Do you install French drains in East Tennessee?

Yes. A French drain is one of several common solutions Chris uses for soggy low spots and runoff. The right fix depends on the property, which is why Chris recommends it after seeing the yard in person.
